If you have signs of water damage, boiler dropping pressure or your water supplier informs you that you may have a leak due to excessive water usage then we are here to help you.
We do not go on a seek and destroy mission to try and find the leak, we use the latest technology available to detect the exact location of the leak. Once we have pinpointed the location we can then access the pipe to carry out a repair. The pipe may be in a floor, wall or ceiling but that’s no problem to us. Our experienced engineers can usually carry out the repair on the same visit.
Benefits of leak detection
Trace and Access is a service we offer too. If you know the location of the leak but can’t get to it. We are more than happy to carry out the required work to access the leak and then repair it.
Examples of the scenarios that lead to trace and access are; Bath or shower waste that needs accessing from the ceiling below, pipes behind kitchen units that require the units to be removed and refit for repair
Infrared Cameras – detect changes in the temperature of surfaces which are particulary good in locating leaks on hot water pipes such as underfloor heating and hot pipes
Accoustics – Using sensitive microphones, the user can listen to pipes and listen out for the sound of water escaping.
Tracer Gas – This is used in water pipe systems, we drain the system and insert this non harmful gas. Gas has the ability to escape more prominently than water. We track the gas along the pipework and our equipment detects which location it has re entered the atmosphere.
Borescope Cameras – Great at getting in nooks and crannies so we can observe things like shower wastes, underfloors, in ceiling voids etc
Dye testing – using a coloured fluid to track its destination
Last but not least, we send fully trained and extremely experienced leak detection engineers. Our experts generally started life as a plumber and upskilled to leak detection.
Use of thermal imaging, moisture meters, endoscopic cameras, accoustics, dye testing, checking wastes and mains connections for leaks, checking water meter for usage, pressure checking mains water. This is based on a standard 3 bedroom house. Contact us for 4+ bedroom or commercial / leaks at apartment blocks. Repair is an additional charge.
All of the items from our standard leak detection plus the use of tracer gas which will be used to locate precise location of leak on a central heating system if boiler is dropping pressure or if the pressure test on the mains shows a drop in pressure.
If you or another leak detection company have located the leak and you need us to access and repair it.
Prices are based on a 3 bedroom house. Larger homes and commercial properties will be quoted upon request. All prices exclude VAT.

Check your home insurance policy schedule and it should have section covering trace and access. If unsure, call your insurance company
Unfortunately if we attend and carry out testing on all your fixed water systems and conclude that there is not a leak we will still need to charge in full. We can often still confirm what may be causing the water damage such as rising/penetrating damp, perished silicone, lack of grouting etc.
Yes we provide a full written report with photos
If accessible and able to be done at the time then yes. Underground leaks that require excavation equipment or leaks that require a gas engineer (leak on boiler) may require a separate visit.
